Garage Conversion Creates Rental Unit

If you’re looking for ways to generate extra income or maximize your home, look no further than your garage. That’s right, your garage.


Depending on how your garage is constructed, it could be transformed into a small Accessory Dwelling Unit to generate rental income or additional living space for family members. In the case of this Westbrook homeowner, she was looking to create additional rental income, such as an Airbnb, short-term rental, or small home rental.

Eco-Pro Construction started the project by jacking up the garage, “cribbing” the structure then suspending it while leaving the roof fully intact, including the rooftop solar panels. They built up the existing frost wall before lowering the garage. This created space between the original garage foundation and the new floor system used to bring in the utilities (electrical, water, and sewer). Slab foam insulation was installed below the floor system to insulate the unit floor. 

Once the structure was stabilized, the exterior was repaired and sealed to eliminate air leaks. Next, Eco-Pro Construction moved to the interior work to create a one-bedroom, one-bath accessory dwelling unit with an open-concept living room, dining area, and kitchen area. They installed new shaker-style cabinets in the kitchen. The bathroom includes a contemporary vanity and walk-in shower.  Luxury vinyl flooring was used throughout the unit. The entire interior was painted light beige.

The integrated heat pump is an energy-efficient approach for a small space, making it low-cost to heat and cool throughout the year. As a final touch, Eco-Pro Construction accented the front of the building with LP Smart Siding Pre-finished White to create some visual appeal.


Eco-Pro Construction focuses on affordable, quality-driven options to enhance the rental experience. The owner plans to decorate the new Accessory Dwelling Unit (AD) and possibly rent the unit in the Spring.
